External mastic in Drongan, done properly
Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. If you’re dealing with plants rooting in failed movement joints and old sealant gone brittle and cracked, we can put it right.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
There’s a 12-month guarantee on every job, whatever its size.

Why deal with it now?
Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before any work starts.

External mastic in Drongan: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
For jobs in and around Drongan, choosing the right material for each joint is as important as a tidy finish.

Drongan questions
What guarantee comes with external mastic in Drongan?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Drongan for external mastic?
Yes. We work across all of Scotland, and Drongan is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you do several jobs on one visit?
Yes. Just list everything you need and we will quote it together.
Do you work at height?
Each building is different. Tell us the height, the number of joints and what’s below them, and we’ll confirm what access is needed.
Will the new joint stand out?
The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.
How often do external joints need resealing?
That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

You do not need to know the technical terms. Just tell us:
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- Whether it has been sealed before

Signs you need external mastic in Drongan
Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.
Any of these means the joints need attention:
- Weeds or debris growing in open joints
- Damp patches traced to an open external joint
- Rigid filler in a joint that should flex
- Panel joints letting water in
In and around Drongan, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

When something else is needed
It helps to know what we can’t do too:
- Structural movement, which needs a surveyor or engineer
- Cracked brickwork or render that needs a builder or plasterer
- Failed render or damaged cladding panels
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and protects the render itself.
The process
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Drongan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
