External mastic in Hayhill

External mastic in Hayhill, done properly

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement. We work on render & cladding joints, façade panels and copings & trims, and people most often call us about panel joints letting water in and cracked joints where brick meets render or frames.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Big or small, it’s backed by our one-year guarantee in Hayhill and across South Ayrshire.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering
  • Cracking across the wall rather than at a joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Façade panels
  • Concrete & block
  • Render & cladding joints

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. Outside jobs in Hayhill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children

Hayhill questions

Is Hayhill in your area for external mastic?

Yes. We work across all of Scotland, and Hayhill is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is there a guarantee on external mastic in Hayhill?

All our work, in Hayhill and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What is a movement joint?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Walls and rooflines in Hayhill

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Why it’s worth doing now in Hayhill

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. In an older home around Hayhill, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What you get with us

Landlords, agents and businesses in Hayhill

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Clear growth from the base of walls and joints
  • Deal with leaking gutters that soak the joints below
  • Look over the joints every year, ideally after winter
  • Never let anyone fill a movement joint with mortar

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

What affects the quote in Hayhill

Some jobs are bigger than they look, and some smaller. The main factors:

  • Mould in or behind the old joints
  • The type of sealant required
  • Any working-time requirements on site
  • The size of the job

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • The problem you’ve noticed
  • The address or postcode of the job

Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job.
