Commercial sealant in Hayhill
Student halls, care homes and supported housing have many similar bathrooms. A room-by-room programme keeps the job organised, fitting around residents and staff. Common call-outs are for tired sealant in let properties and large numbers of bathrooms needing the same work, on rental portfolios, retail & leisure sites and office washrooms & kitchens.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips
Aftercare is simple:
- Get split or lifting joints looked at early
- Use mild cleaners on sealant, not bleach or abrasives
- Put a squeegee in each shower
- Include the silicone on your room checklists
Each room is handed back with its cure time, which is normally around 24 hours. Pass it on to housekeeping or cleaners so the new sealant is not wetted or scrubbed too soon.
Water from a failed shower seal can travel: through floors, into ceilings and across into corridors. Early resealing keeps it from getting that far.
Surface by surface
Office washrooms & kitchens
Kitchen and tea point joints are degreased and resealed, using a food-safe sealant by sinks where it’s needed.
Hotel bathrooms
Guest bathrooms are resealed room by room or in batches, keeping most of the hotel open. Housekeeping get a cure time for each room.
What happens if it’s left?
Before an inspection, audit or busy season, sealant is easy to overlook. Booking it in good time leaves room for the cure time before the visit, without a last-minute rush. Around Hayhill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

The process
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take as long as the scope needs, from one welfare room to a full building. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We walk the site with you and agree the rooms, the order and the hours.
- Each area is protected and the old sealant cut out completely.
- The joints are degreased, treated and left to dry.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- Each room is checked and handed back with its cure time.
How to prepare
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in

Hayhill questions
Is Hayhill in your area for commercial sealant?
Yes, Hayhill is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Hayhill?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you send RAMS and insurance details for our site?
We’re fully insured, and we will go through your site’s requirements with you. Send over your requirements and we will confirm what we can provide.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
How soon can a room be used after resealing?
Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.
Can the hotel stay open while you work?
Yes, in most cases. Each visit covers an agreed batch of rooms, working around check-out and check-in where possible.
Can you reseal between tenancies?
Yes. A planned programme across a portfolio keeps things simple, fitting around access to each property.

- Assessing what fire stopping a building needs
- A broken extractor fan behind the mould problem
- Faulty shower valves and leaking traps

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
