How we handle bathroom resealing in Hayhill
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with a joint torn by a bath that flexes and water escaping at the shower enclosure, across baths, basins & vanity units and wet rooms.
In and around a place like Hayhill, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Our work is backed for twelve months.

What happens if it’s left?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Common questions in Hayhill
Do you cover Hayhill for bathroom resealing?
Yes. We work across all of Scotland, and Hayhill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Will you come out to Hayhill?
Yes, Hayhill is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Do you guarantee your resealing?
Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.
How to look after the new joints
So the new joints stay in good condition:
- Clean with a mild bathroom cleaner and a soft cloth
- Keep the fan on for a while after bathing
- Move toiletries away from the joint
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
What happens on the day
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. For a place like Hayhill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

What else we do in Hayhill
Bathroom resealing around Hayhill
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Hayhill, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Common problems we fix in Hayhill
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
If you can see any of these, it’s time to have the joints looked at:
- Gaps where the bath or tray has moved
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
For jobs in and around Hayhill, choosing the right material for each joint is as important as a tidy finish.
