How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a small washroom, and a planned programme for bigger sites and we leave things clean and tidy. Parking around Troon is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. New sealant suited to each area is applied and tooled.
  5. We check every room and give its cure time for housekeeping.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

How we handle commercial sealant in Troon

Office kitchens, staff washrooms and welfare facilities need to be usable every working day. We can plan the work for early mornings or out of hours so the working day is disturbed as little as possible. Each area is handed back with its cure time. If you have silicone laid over old silicone by a previous contractor and large numbers of bathrooms needing the same work, we can put it right.

Scotland has its own building regulations, the Building (Scotland) Regulations, and fire-rated sealant has to go in to the manufacturer’s tested details. Whether it’s a hotel, a school or an office in Troon, that is how it’s fitted.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Fire risk assessments or certification
  • Faulty shower valves and leaking traps
  • Poor ventilation that keeps bringing mould back

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Office washrooms & kitchens
  • Welfare facilities
  • Retail & leisure sites
  • Rental portfolios
  • Student & care accommodation
  • Hotel bathrooms

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Act on lifting sealant before it leaks
  • Log resealing so you know what’s due
  • Keep extractor fans working and serviced
  • Include the silicone on your room checklists

Each room is handed back with its cure time, which is generally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

What the job involves on each surface

Welfare facilities

Shower rooms in welfare blocks get heavy use and need sound joints. Anti-fungal sanitary silicone is used throughout, accessible showers included.

Rental portfolios

An empty property is easy to reseal, ready for the next tenant.

Commercial sealant in Troon: local notes

For seaside hotels, guest houses and holiday lets around Troon, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

For buildings such as Church of Our Lady of the Assumption and St Meddan, any kitchen and washrooms need the same sealant care as any other building. Letting a property close to Troon station? Then sealant work can be quoted for a single flat or a whole portfolio. Schools such as Marr College are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

What happens if it’s left?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. That means a second room out of use and a repair to pay for. Resealing first is the smaller job. Scottish weather finds any gap, and in a town like Troon, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Most areas can be used after around 24 hours. Each room is handed back with the cure time for the product used.

How we quote for commercial sealant

You’ll get a clear quote before we start. It takes into account:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Where the job is, and your postcode
  • What’s wrong with the joints now

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work and send you a clear quote.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
