External mastic near Collennan

External mastic in Collennan, done properly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We work on copings & trims, brickwork movement joints and façade panels, and people most often call us about rigid filler in a joint that should flex and gaps where render, brick and frames meet.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Landlords, agents and businesses in Collennan

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

The process

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Somewhere like Collennan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks

Collennan: your questions answered

I let a flat near Barassie station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Is Collennan within the area you cover?

Yes. Collennan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Outside joints around Collennan

Collennan is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Barassie station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Where we work in Collennan

  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. In a place like Collennan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before sealing.

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best in all weathers.

Signs you need external mastic in Collennan

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall.

These are the problems we’re asked about most:

  • Joints pointed up with cement by mistake
  • Rain getting behind render or cladding at a joint
  • Plants rooting in failed movement joints
  • Panel joints letting water in

Schools such as Marr College are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
