Floor joint sealing for homes and businesses in Seafield
Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. If you’re dealing with failed seals where bathroom floors meet baths and panels and grout used at the floor edge instead of sealant, we can help, on commercial floors, concrete floor joints and skirting boards alike.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What sealant work cannot fix
A few problems are outside what sealant work can do:
- A tiled floor that needs relaying
- Failed waterproofing under a wet room floor
- Damaged concrete that needs breaking out and repairing
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Leave it or put it right?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Keep floor cleaning water to a minimum at the edges
- Use furniture pads near skirting
- Look at floor joints each spring
- Mark off resealed joints in warehouses
Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant.
Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
Seafield: your questions answered
Can you help a landlord with a rental near Ayr station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Seafield?
Yes, Seafield is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Where is Mr Mastic based?
We work from Crawley. We cover Seafield and the rest of South Ayrshire, along with the rest of our area.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Will there be a smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Can I choose the sealant colour?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Can grout be replaced with sealant on a tiled floor?
In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.
Signs you need floor joint sealing in Seafield
A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack and joints fail.
The most common problems we see are:
- Perimeter joints in tiled floors filled with grout
- Dirt and water collecting in open floor joints
- Skirting that has pulled away from the floor
- Gaps at thresholds between rooms
For landlords with property near Ayr station, gaps at skirtings and thresholds are worth sealing between tenancies.
What your quote should include
- Whether the sealant suits the joint
- Whether they’re fully insured
- How hidden problems are handled
- How long the guarantee is

How we quote for floor joint sealing
Jobs vary more than people expect. The main factors:
- The type of sealant required
- Whether there’s mould to deal with
- Any working-time requirements on site
- The number and length of the joints
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
Helping us quote
Before you ask for a quote, have a think about:
- Any previous sealing or DIY work
- The rough size of the job
- Any access issues, like height or stairs
- What’s wrong with the joints now
For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.
How it works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a morning or an afternoon for most homes. Outdoor work around Seafield depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor and tooled.
- We check the joints and explain the aftercare.
Preparing for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Tell us about any water getting in

What floor joint sealing looks like in Seafield
Across South Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Managing a site like Wellington School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as St Leonard's Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.
