Floor joint sealing in Alloway
A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We are often asked to deal with threshold joints that have opened or worn and grout cracking in a straight line across a floor, across thresholds, concrete floor joints and skirting boards.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Looking after it afterwards
To keep the joints looking good and working properly:
- Use a well-wrung mop rather than flooding the floor
- Vacuum floor joints regularly to stop grit building up
- Cone off fresh joints until they’re ready
- Ask before painting over a sealed joint
Keep heavy furniture from dragging across the joints. Dragging can tear the bead.
Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.
What affects the cost of floor joint sealing
There’s no set price list, because no two jobs are the same. What we look at:
- Mould in or behind the old joints
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Access and height
What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before work begins.
What we need to know
When you call or email, it’s useful to know:
- The type of property
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Leave it or put it right?
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now in most rooms. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Different surfaces, different methods
Thresholds
A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone to keep water out of the edges.
Joints and finishes in Alloway homes
Across South Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you look after a church, hall or community building such as Alloway Kirk, floor and skirting joints in halls and kitchens wear like any others. For landlords with property near Ayr station, gaps at skirtings and thresholds are worth sealing between tenancies.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What happens on the day
We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours, depending on the length of joint. Outside jobs in Alloway need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
- Move anything stored near the joints

Your questions about floor joint sealing in Alloway
Do you cover smaller places like Alloway?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Ayr station?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you seal floor joints in bathrooms and kitchens?
Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
How soon can the floor be mopped?
That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.
Can you use decorators’ caulk instead?
Caulk cannot cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.
Can I choose the sealant colour?
In most cases you can choose. We will explain which colours are available.
When to call us in Alloway
New floors settle once they’re in use. The edges pull away from the skirting, and rigid fillers crack.
Any of these means the joints need attention:
- Open gaps along the bottom of skirting boards
- Failed seals where bathroom floors meet baths and panels
- Gaps at thresholds between rooms
- Concrete floor joints that have broken down
For site and facilities teams at buildings such as Belmont Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early.
