How we handle remedial sealant in Old Dailly

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on failed movement joints, botched or over-sealed joints and leaking tray & enclosure joints, and the jobs we see most are a second bead peeling off the first and decorators’ caulk around a bath or shower.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water damage behind tiles that needs a tiler
  • A tray or bath that is cracked

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant

Quotes for remedial sealant in Old Dailly

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The number of rooms or windows
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Asking for a quote

When you call or email, it’s useful to know:

  • The problem you’ve noticed
  • The rough size of the job
  • A few photos by email, if you can
  • Where the job is, and your postcode

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Old Dailly: your questions answered

I let a flat near Girvan station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Old Dailly?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What if the leak is not the sealant?

That is why we look for the cause first. If the fault is elsewhere, you’ll know before any work is done.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Does remedial work come with a guarantee?

Yes. Our 12-month guarantee covers the work.

How long will it take to strip and reseal the joint?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

What the job involves on each surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, then reseal neatly.

Leave it or put it right?

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. In an older home around Old Dailly, damp from a failed joint can get into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, depending on how many layers have to come out. Outside jobs in Old Dailly need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions

Related advice

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Never fill a movement joint with mortar or grout
  • Ask why a joint failed before redoing it
  • Never seal over old silicone
  • Report a tray that rocks or a worktop that lifts

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

What remedial sealant looks like in Old Dailly

Old Dailly is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Letting a property close to Girvan station? Then a joint that keeps failing is best fixed properly while the property is empty. Schools such as Girvan Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Old Dailly Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
