Bathroom resealing in Dunure, done properly

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about cracked, shrunken or lifting silicone and two layers of silicone, both failing.

A bathroom in a place like Dunure gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Quotes for bathroom resealing in Dunure

The quote reflects the job in front of us. We look at:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The size of the job
  • The number of rooms or windows

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What we need to know

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • How we’d reach the joints
  • Whether it’s a home or a business

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Tiles that have come away from the wall
  • A bath or tray that moves because it isn’t properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Dunure homes and their sealant

Dunure is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For landlords with property near Maybole station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Do not leave water standing on kitchen joints
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included from start to finish. For a place like Dunure, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

What the job involves on each surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Do you need bathroom resealing in Dunure?

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

The problems people normally mention when they call are:

  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • Two layers of silicone, both failing

In the older streets around Kirkbride Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions from Dunure

Do you cover smaller places like Dunure?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Maybole station?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

How long before the new sealant can get wet?

Generally after around 24 hours. You’ll get the exact cure time before we leave.

Do you guarantee your resealing?

Yes. Every job carries our one-year guarantee.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
