About bathroom resealing in DG9
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, baths and basins & vanity units, and the jobs we see most are leaking joints on a shower screen and black spots spreading through the bead.
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Pricing in DG9
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Where we work in DG9
From Stranraer, Portpatrick and Drummore to its smaller places, homes across DG9 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in DG9 are chosen with that in mind. Parts of DG9 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.
Stranraer: Around Stranraer, as everywhere, bathroom resealing is only as good as the preparation behind it. If you let a flat or house near Stranraer station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Different surfaces, different methods
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
Landlords, agents and businesses in DG9
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
For anyone letting property in or around DG9, several properties can be quoted together. Send us the addresses and the work at each.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Dry the bead with a towel now and then
- Don’t let bottles sit on the bead
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
What we are called out for in DG9
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Splits where the tray meets the wall
- Cracked, shrunken or lifting silicone
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
DG9 questions
Can you get rid of the black mould in my sealant?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Dumfries and Galloway.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
