Fire rated sealant in Stranraer

Deciding which gaps need fire stopping is not our role; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you have holes left by a change of layout and standard silicone or caulk in a fire-stopping gap, we can help.

Scotland has its own building regulations, the Building (Scotland) Regulations, and fire-rated sealant has to go in to the manufacturer’s tested details. Whether it’s a hotel, a school or an office in Stranraer, that’s how it’s fitted.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Quotes for fire rated sealant in Stranraer

There’s no set price list. The quote depends on:

  • How much there is to do
  • Any working-time requirements on site
  • How many areas need sealing
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

When you call or email, these details help:

  • Access, such as stairs, a lift or height
  • Where the property is
  • Whether it’s a home or a business
  • Whether it has been sealed before

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Big openings where sealant alone is not the tested solution
  • Fire risk assessments, which need a qualified assessor

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations
  • Door frames

How the job changes by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. A visit in Stranraer needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Do you need fire rated sealant in Stranraer?

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

The problems people generally mention when they call include:

  • Joints picked up in a fire-stopping survey
  • Gaps left after a refit or conversion
  • Fire stopping disturbed by later work
  • Open gaps behind door architraves

Letting a property close to Stranraer station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Which sealant they’ll use, and why
  • How much experience the applicator has
  • Whether all the old sealant comes out first
  • Is VAT in the price?

Our hiring checklist

Leave it or put it right?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. In Stranraer, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
