How we handle fire rated sealant in Castle Kennedy
Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. If you have standard silicone or caulk in a fire-stopping gap and seals cut through by electricians, plumbers or data installers, we can put it right, on plasterboard & masonry, service penetrations and pipe & cable gaps alike.
In a smaller place like Castle Kennedy, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes anything from a few hours to several days, depending on how many gaps there are. Outdoor work around Castle Kennedy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints

What else we do in Castle Kennedy
Why it’s worth doing now in Castle Kennedy
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a place like Castle Kennedy, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why book with us
- Anti-fungal sanitary silicone in wet areas
- Trusted Arbo and Everbuild sealants
- Neat joints and a tidy finish
- Any old sealant cut out fully, not covered over
Common problems we fix in Castle Kennedy
Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.
Look out for any of the following:
- Open joints along the top of partitions
- Damaged fire sealant left by other trades
- Gaps flagged on a fire risk assessment
- Old fire sealant that has split or come away
For buildings such as Old Parish Church and Burial-ground, service openings in its walls need the right fire-rated sealant, as in any building.
Before booking anyone

- Whether they seal over old material or remove it

Castle Kennedy questions

Is Castle Kennedy within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What does fire rated sealant cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Can you fill the gap behind a fire door frame?
Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself, and we’ll mention anything we notice about the door.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Is the work guaranteed?
Yes. All our work carries a one-year guarantee.
What information do you need?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
What the job involves on each surface
Door frames
Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail and we will flag it.
What affects the quote in Castle Kennedy
The quote reflects the job in front of us. We look at:
- Which sealant suits the joint
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- The amount of work
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
What to tell us for a quote
To make quoting easier, please include:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Where the property is
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
Looking after new joints is easy:
- Tell trades working in the building that fire seals must be put back
- Store the list of sealed gaps with your building paperwork
- Plan fire stopping into any work that goes through walls or floors
- Do not paint over fire sealant until it has cured
Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.
