Fire rated sealant for Lochans homes and businesses

Fire rated sealant in Lochans, done properly

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We are often asked to deal with ordinary sealant used where a fire-rated product was needed and holes left by a change of layout, on plasterboard & masonry, service penetrations and pipe & cable gaps.

If you look after holiday lets, a guest house or a community building in or near Lochans, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What fire rated sealant looks like in Lochans

For seaside hotels, guest houses and holiday lets around Lochans, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

In and around Lochans, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. For landlords with property near Stranraer station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Lochans is about 3 miles south of Stranraer, in Dumfries and Galloway. Our applicators cover fire rated sealant for homes and businesses in Lochans and nearby, as part of our work across Dumfries and Galloway. We cover 138 towns and villages across Dumfries and Galloway. For nearby work, see our Glasgow page, about 74 miles away.

We cover every part of the DG9 postcode area for fire rated sealant and the streets around it. If you need fire rated sealant at a property on Main Street, Mount Terrace and Cairn Terrace or a nearby road, we can help. We also cover Lime Kiln (2 miles north-east), Stranraer (3 miles north), Aird (3 miles north-east), Stoneykirk (3 miles south-east) and Castle Kennedy (3 miles north-east).

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Make resealing part of every contractor’s brief
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Ask which product was used before you paint
  • Look in service cupboards and ceiling voids from time to time

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we will tell you which one you have.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so the item can be closed.

Why act early in Lochans

Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. In a place like Lochans, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What the job involves on each surface

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and the locations noted.

What happens on the day

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes from a few hours to a few days, depending on the number of gaps and the access in most cases. Outside jobs in Lochans need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

Lochans questions

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is Lochans within the area you cover?

Yes. Lochans is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does fire rated sealant take?

Typically it takes a few hours for a handful of gaps, and longer for a whole building. Bigger jobs take longer, and we’ll tell you how long to expect.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What does fire rated sealant cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame, and we will mention anything we notice about the door.

What affects the cost of fire rated sealant

Your quote is based on your job. We take into account:

  • Whether there’s mould to deal with
  • The size of the job
  • When we can work, for business premises
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • If someone has resealed it before

Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
