Trusted bathroom resealing in Lochans

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathroom resealing in Lochans

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are mouldy sealant that has gone black and shrunken sealant along the back of a worktop.

Bathrooms in smaller places like Lochans work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • A tray or bath that’s cracked through

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths

Surface by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

FAQs for Lochans

Do you cover Lochans for bathroom resealing?

Yes, Lochans is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Stranraer station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

What should I tell you?

A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Common problems we fix in Lochans

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • New sealant laid over old sealant that is now lifting
  • Sealant that has split, shrunk or peeled away
  • A messy, uneven bead from a previous reseal
  • Black mould in the silicone that will not clean off

Around Lochans, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions to ask before you book

  • Whether you can choose the colour
  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • What guarantee comes with the work

Choosing a sealant specialist

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. For a place like Lochans, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property

Leave it or put it right?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Bathroom resealing in Lochans: local notes

Lochans is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Stranraer station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
