Bathroom resealing across Dumfries and Galloway: what to expect
Homes in Dumfries and Galloway have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include cracked, shrunken or lifting silicone and shrunken sealant along the back of a worktop, across sinks & splashbacks, wet rooms and baths.
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How we quote
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Bathroom resealing across Dumfries and Galloway: local notes
Dumfries and Galloway has homes of every age, old and new, and in places like Dumfries, Stranraer and Annan there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Dumfries and Galloway. Coastal guest houses and holiday lets in Dumfries and Galloway can see heavy use in busy months, so their sealant and grout wear faster than most.
Dumfries: Rented homes near Dumfries station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Dumfries Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
Why act early?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows.
What your quote should include
- The length of the guarantee
- How the colour is chosen
- Is the old sealant removed completely?
- What product goes in the joint
What affects the quote in Dumfries and Galloway
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Mould in or behind the old joints
- The size of the job
- Which sealant suits the joint
- When we can work, for business premises
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What to tell us for a quote

- The rough size of the job
- Where the property is

Landlord and commercial work in Dumfries and Galloway
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Dumfries and Galloway questions
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Do you come to Dumfries and Galloway?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Dumfries and Galloway included.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
