Bathroom resealing in Isle of Whithorn, done properly

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, baths and wet rooms, and people most often call us about a messy, uneven bead from a previous reseal and a reseal done over the top of the old bead.

For a place like Isle of Whithorn, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months, in Isle of Whithorn and everywhere else we cover.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Keep scourers and sharp tools away from the bead

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

What bathroom resealing looks like in Isle of Whithorn

Isle of Whithorn is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Isle of Whithorn, as everywhere, bathroom resealing is only as good as the preparation behind it. In the older streets around Isle Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Why act early in Isle of Whithorn

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Around Isle of Whithorn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we cannot put right

It helps to know what we cannot do too:

  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Quotes for bathroom resealing in Isle of Whithorn

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • The size of the job
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Helping us quote

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Isle of Whithorn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Isle of Whithorn questions

Is Isle of Whithorn in your area for bathroom resealing?

Yes, Isle of Whithorn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on bathroom resealing in Isle of Whithorn?

All our work, in Isle of Whithorn and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Where do you work from?

We work from Crawley. We cover Isle of Whithorn and the rest of Dumfries and Galloway.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

For landlords and businesses

We also work for property managers and facilities teams in Isle of Whithorn and across Dumfries and Galloway. We can quote a run of properties together.

For anyone letting property in or around Isle of Whithorn, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
