Bathroom resealing for homes and businesses in Whithorn

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are a joint torn by a bath that flexes and shrunken sealant along the back of a worktop.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job.

Bathroom resealing around Whithorn

Whithorn is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Whithorn, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Why act early in Whithorn

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Around Whithorn, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Quotes for bathroom resealing in Whithorn

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • How many areas need sealing
  • The amount of work

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Helping us quote

To make quoting easier, let us know:

  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • The address or postcode of the job

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Whithorn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we are working on

Common problems we fix in Whithorn

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • A reseal done over the top of the old bead
  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles
  • Mouldy sealant that has gone black

For an older house near a landmark such as St Martin and St Ninian Catholic Church, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • Whether they’re fully insured
  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why
  • How long to leave it before use

Whithorn: your questions answered

Can you do bathroom resealing in Whithorn?

Yes. We work across all of Scotland, and Whithorn is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Will you come out to Whithorn?

Yes, Whithorn is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Different surfaces, different methods

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
