Bathroom resealing across DG8: what to expect

Homes in DG8 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on baths, shower trays & enclosures and wet rooms, and common reasons people get in touch are two layers of silicone, both failing and a joint torn by a bath that flexes.

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Where we work in DG8

Across DG8, from Newton Stewart, Wigtown and Creetown outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. DG8 is part of the area we cover across Scotland. In the coastal parts of DG8, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Newton Stewart: Around Newton Stewart, as everywhere, bathroom resealing is only as good as the preparation behind it. Managing a site like Douglas Ewart High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in DG8

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

If you can see any of these, it’s time to have the joints looked at:

  • A messy, uneven bead from a previous reseal
  • Black mould in the silicone that will not clean off
  • Splits where the tray meets the wall
  • Water getting behind the kitchen upstand

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it.

What your quote should include

  • When the joint can take water or movement
  • How the joint is cleaned and prepared
  • Is the old sealant removed completely?
  • Whether you can choose the colour

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Different surfaces, different methods

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • A leaking waste, trap or valve
  • A tray or bath that is cracked through
  • A tray that rocks until it’s re-bedded

DG8 questions

Do you work for landlords and businesses?

Yes. We work for householders, landlords, letting agents, businesses and hotels across Dumfries and Galloway.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

How long before the new sealant can get wet?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How long will the resealing take?

It takes half a day or less for one room, longer when the kitchen is included. We’ll confirm how long your job needs when we quote.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
