Window mastic in Newton Stewart

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on window sills, composite doors and uPVC windows, and common reasons people get in touch are draughts coming in around windows and doors and leaking joints at the ends of sills.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a morning for a couple of windows and a door. Somewhere like Newton Stewart may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Move anything stored near the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height

Questions from Newton Stewart

Is Newton Stewart in your area for window mastic?

Yes, Newton Stewart is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is there a guarantee on window mastic in Newton Stewart?

All our work, in Newton Stewart and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

How much does window mastic cost in Newton Stewart?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Aftercare tips

To keep the joints looking good and working properly:

  • Repaint timber before it’s bare
  • Do not paint over the silicone
  • Keep drainage slots and sill grooves clear
  • Look round the frames every year or so

Most silicone sealants will not take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Damp coming through the wall itself rather than the frame joint
  • Condensation trapped between the panes
  • A sash or casement that will not close properly

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Timber windows & doors
  • Window sills
  • Aluminium frames
  • Composite doors
  • uPVC windows
  • Patio & French doors

Surface by surface

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

What affects the quote in Newton Stewart

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The number and length of the joints
  • Working hours on commercial sites
  • The old material and how stubborn it is

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Where the property is
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear price before work begins.

Frames and glazing around Newton Stewart

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Managing a site like Douglas Ewart High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Signs you need window mastic in Newton Stewart

Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Keep an eye out for these signs:

  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills
  • Gaps left after new windows were fitted
  • White mastic on grey or black frames

Around Newton Stewart, as everywhere, window mastic is only as good as the preparation behind it.
