Window & door mastic in Spittal, Dumfries and Galloway
Window mastic for Spittal and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Untidy mastic left by window fitters
- Sealant in the wrong colour for the frame
- Cracked internal joints between frame and plaster
Window mastic in Spittal, done properly
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you’re dealing with black, perished sealant on frames and sealant in the wrong colour for the frame, we can put it right, on aluminium frames, timber windows & doors and uPVC windows alike.
In and around a place like Spittal, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Keep paint off silicone joints
- Air rooms to keep condensation down around windows
- Clean frames with a soft cloth and soapy water
- Keep drainage slots and sill grooves clear
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
What happens if it’s left?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a place like Spittal, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

Spittal homes and the weather
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Spittal is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
Craighlaw, about 4 miles north-west, is one of the historic houses in the wider area around Spittal, and older homes nearby need a sealant that suits their walls. In and around Spittal, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Spittal questions
Do you cover smaller places like Spittal?
Yes. Spittal is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Spittal in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Spittal is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Will new mastic stop draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
When something else is needed
A few problems are outside what sealant work can do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
- Faulty window hardware
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

How the visit works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

What affects the cost of window mastic
Every job gets its own quote. This is what makes a difference:
- Access and height
- Whether there’s mould to deal with
- The number of rooms or windows
- The type of sealant required
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

When you contact us, these details help:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
- Any previous sealing or DIY work
- How we’d reach the joints
