Common problems we fix in Spittal
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Keep an eye out for these signs:
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
- Gaps where the bath or tray has moved
- A bead that has pulled away from the tiles
Whether the job is in Spittal itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- When the joint can take water or movement
- What happens if the job turns out different
- Which sealant they’ll use, and why

About our bathroom resealing in Spittal
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include two layers of silicone, both failing and leaks into the floor or ceiling below, across basins & vanity units, shower trays & enclosures and sinks & splashbacks.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a couple of hours for a single bath or shower. Around Spittal, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Preparing for the visit
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we’re working on

Why deal with it now?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In an older home around Spittal, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What bathroom resealing looks like in Spittal
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Spittal, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

When it is not the sealant
To be straight with you, some problems need a different trade:
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported

Spittal questions
Is Spittal within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is bathroom resealing in Spittal guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Check the joints every few months for splits or lifting
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
- Give the silicone its full cure time
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just send an email to info@mrmastic.co.uk.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
