What affects the cost of fire rated sealant

Jobs vary more than people expect. The main factors:

  • Whether the work is at height
  • The number and length of the joints
  • Whether there’s mould to deal with
  • The product the joint needs

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear price before work begins.

Fire rated sealant in Spittal, done properly

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. Common call-outs are for fire seals that have cracked with movement and linear gaps at the head of walls, across plasterboard & masonry, door frames and service penetrations.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Fire doors that need new seals, closers or hardware
  • Construction that does not provide fire resistance on its own
  • Openings too large for sealant, which need batts, boards or another system

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Why it’s worth doing now in Spittal

Squirting in whichever sealant is nearest doesn’t make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Around Spittal, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Common questions in Spittal

Do you cover Spittal for fire rated sealant?

Yes. We work across all of Scotland, and Spittal is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is Spittal within the area you cover?

Yes. Spittal is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Is there a guarantee?

Yes. There’s a 12-month guarantee on every job.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. Outside jobs in Spittal need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your records.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

Common problems we fix in Spittal

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.

These are the problems we are asked about most:

  • Seals cut through by electricians, plumbers or data installers
  • Standard silicone or caulk in a fire-stopping gap
  • Gaps around pipes and cables through fire-resisting walls
  • Unsealed gaps around fire door frames

Whether the job is in Spittal itself or nearby, the right material for each joint matters as much as a neat finish.
