Bladnoch Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for Bladnoch, backed by a 12-month guarantee. Ask us for a quote.
- Old fire sealant that has split or come away
- Holes left by a change of layout
- Gaps filled with a product that is not fire-rated
Fire rated sealant in Bladnoch, done properly
A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. If you’re dealing with linear gaps at the head of walls and unsealed gaps around fire door frames, we can help, whatever the surface.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
There’s a 12-month guarantee on every job.

What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Doors that are not fire doors in the first place
- Sign-off of the building, which sits with building control or your assessor
- Assessing a building’s fire safety
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Service penetrations
- Door frames
- Linear gaps
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Signs you need fire rated sealant in Bladnoch
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
Signs it’s time to call us include:
- Gaps left after a refit or conversion
- Sealant items on a fire risk assessment action list
- Gaps filled with a product that is not fire-rated
- Fire stopping disturbed by later work
In and around Bladnoch, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
What your quote should include
- Which sealant they’ll use, and why
- The length of the guarantee
- Who turns up on the day
- Whether they’re fully insured

Common questions in Bladnoch
Will you come out to Bladnoch?
Yes. Bladnoch is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Bladnoch for fire rated sealant?
Yes. We work across all of Scotland, and Bladnoch is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
How long does fire rated sealant take?
It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.
Do you carry out fire risk assessments?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Are you insured?
Yes. We’re fully insured.
Fire rated sealant in Bladnoch: local notes
If you run a hotel, guest house or holiday let in a coastal place like Bladnoch, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.
Community buildings like Sacred Heart Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Aftercare tips
Aftercare is simple:
- Allow for resealing whenever new services are run
- Keep photos of seals that will be hidden
- File the fire-stopping record where your assessor can find it
- Keep general-purpose foam and caulk away from fire-stopping gaps
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes from a few hours to a few days, depending on the number of gaps and the access, depending on how much there is to do. Outdoor work around Bladnoch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that is not fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- Keep children and pets away from the work area
- Mention any parking rules near the property
- Clear the area around the work

Related advice
How we quote for fire rated sealant
You will get a clear quote before we start. It takes into account:
- Whether there’s mould to deal with
- The number of rooms or windows
- Access and height
- The old material and how stubborn it is
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.
Asking for a quote
When you call or email, these details help:
- Where the property is
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.
What the job involves on each surface
Linear gaps
Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail and we will flag it.
