Kirkinner Fire Rated Sealant
We cover Kirkinner for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly.
- Gaps flagged on a fire risk assessment
- Door frames with gaps between frame and wall
- Unsealed gaps where pipes and cables go through a wall
Fire rated sealant in Kirkinner, done properly
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. If you have gaps left after a refit or conversion and fire seals that have cracked with movement, we can put it right.
If you look after holiday lets, a guest house or a community building in or near Kirkinner, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Each job carries a 12-month guarantee, whatever its size.

Kirkinner: your questions answered
Do you cover smaller places like Kirkinner?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do Scottish building rules affect fire-rated sealant work in Kirkinner?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you have insurance?
Yes. We’re fully insured.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you take on fire stopping in schools and offices?
Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. We agree access and the order of work with you first.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
What fire rating will the seal have?
We don’t give ratings or certificates for our work. Your specification sets the requirement, and we apply a product tested for it.
Surface by surface
Plasterboard walls
In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Common problems we fix in Kirkinner
Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
It’s worth asking for a quote if you see:
- Fire stopping disturbed by later work
- Open joints along the top of partitions
- Gaps flagged on a fire risk assessment
- Unsealed gaps around fire door frames
Around Kirkinner, as everywhere, fire rated sealant is only as good as the preparation behind it.
Questions to ask before booking
- Which sealant they’ll use, and why
- Whether VAT is included
- What the cure time is
- The length of the guarantee
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Allow for resealing whenever new services are run
- Keep pictures of seals that will be hidden
- Store the list of sealed gaps with your building paperwork
Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is normally a straightforward job.
Workplaces and buildings in Kirkinner
If you run a hotel, guest house or holiday let in a coastal place like Kirkinner, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.
If you look after a church, hall or community building such as St Kennera Church and Churchyard, older buildings that have had new heating or wiring often have service gaps worth checking.

What sealant work can’t fix
We will always be straight with you, so here’s what new sealant won’t do:
- Problems with the door itself rather than the gap around the frame
- Construction that does not provide fire resistance on its own
- Openings too large for sealant, which need batts, boards or another system
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Quotes for fire rated sealant in Kirkinner
We do not publish a price list, because jobs vary so much. What we look at:
- How easy the joints are to reach
- Mould in or behind the old joints
- How many areas need sealing
- The number and length of the joints
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Any previous sealing or DIY work
- The type of property
- Roughly how big the job is
- Photos by email, if that is easy

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
