Kirkcowan questions
Do you cover smaller places like Kirkcowan?
Yes. Kirkcowan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How do Scotland’s building regulations apply to fire-rated sealant in Kirkcowan?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Do you offer different sealant colours?
Yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.
Can you tell me how many minutes the seal will last?
We do not certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and list the locations and products for you.
Where do you work from?
Our base is in Crawley, and we work across South East England, London and Scotland.
Quotes for fire rated sealant in Kirkcowan
For a quick quote, just ask. The main things that affect it are:
- The old material and how stubborn it is
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- Working hours on commercial sites
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- The problem you’ve noticed
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Why it’s worth doing now in Kirkcowan
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Honest limits
In fairness, some problems need a different trade:
- Large holes that need a different fire-stopping system
- Doors that aren’t fire doors in the first place
- Sign-off of the building, which sits with building control or your assessor
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
What we seal

- Flats & HMOs
- Linear gaps
Different surfaces, different methods
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run leaving no stretch unsealed.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the seal has something sound to bond to.
How the visit works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. Outdoor work around Kirkcowan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

Advice
Landlords, agents and businesses in Kirkcowan
For anyone letting property in or around Kirkcowan, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
