Glazing silicone in Kirkcowan, done properly

Sealant on glazing does not last for ever. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. Common call-outs are for glass-to-glass joints that have split and water getting into a conservatory at the joints, across glass-to-frame joints, glass balustrade bases and shower screens.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Aftercare tips

Aftercare is simple:

  • Run a squeegee over the glass when you’re done
  • Clear the conservatory gutters regularly
  • Do not leave a drip for the next storm
  • Avoid scraping close to the bead

On shower screens, wipe or squeegee after use and keep the room ventilated. That slows mould growth on the bead.

Cracked glazing silicone means the joint has failed. Renewing it early keeps it simple compared with fixing water damage later.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What the job involves on each surface

Shower screens

Most shower screen leaks come from the wall or tray joint. Both are resealed with anti-fungal silicone.

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

Signs you need glazing silicone in Kirkcowan

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

If you can see any of these, it’s time to have the joints looked at:

  • Water tracking down the inner face of the glass
  • Failed sealant around rooflight glass
  • Mouldy sealant around glass panels
  • Silicone pulling away from the glass

In and around Kirkcowan, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Frames and glazing around Kirkcowan

With historic houses such as Craighlaw (about 1.4 miles west) nearby, there’s older building stock in the area around Kirkcowan as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Old Parish Church and burial ground include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most jobs. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Before we arrive

  • Let us know about parking restrictions
  • Mention any tricky access
  • Keep pets and children clear of the area while we work

Leave it or put it right?

Silicone around glazing needs the right product. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
