Glazing silicone in Penninghame

Glazing silicone in Penninghame

Conservatory leaks often start at a sealant joint at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it, and if it’s something sealant cannot fix, we’ll tell you. We are often asked to deal with new silicone smeared over old sealant and glazing silicone that has cracked or come away, across glass-to-glass joints, glass balustrade bases and rooflights.

Mastic can only go onto a dry joint, so outside work in Penninghame depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Big or small, you get the same 12-month guarantee in Penninghame and across Dumfries and Galloway.

What we cannot put right

It helps to know what we cannot do:

  • A frame that needs repairing or replacing
  • Water coming through the roof rather than a sealant joint
  • Cracked or broken glass

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Shower screens

  • Glass-to-frame joints
  • Glass balustrade bases

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

FAQs for Penninghame

Is Penninghame within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Yes. Our work covers the whole of Scotland, and Penninghame is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What should I tell you?

Tell us what needs doing and where, with photos by email if possible. If we need more, we will ask.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Different surfaces, different methods

Glass-to-glass joints

Frameless glass corners and panels are joined with silicone. We renew it with a clear or matching glazing silicone.

Rooflights

Rooflights get the full force of the weather. Its sealant ages faster than vertical joints.

Penninghame homes and the weather

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near All Saints Episcopal Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. In and around Penninghame, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Outside jobs in Penninghame need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Before we arrive

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

What affects the quote in Penninghame

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • How many areas need sealing
  • How easy the joints are to reach
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

If you are in Penninghame and need glazing silicone, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

Why act early in Penninghame

A new conservatory roof is a big job. Where the water is getting in through sealant renewing the joint is the simpler fix. If it’s the roof itself, we will tell you. In a place like Penninghame, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
