Bathroom Resealing in Penninghame
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Penninghame and across Dumfries and Galloway. Fully insured, ARBOMaster approved and guaranteed for a year.
- Water escaping at the shower enclosure
- A messy, uneven bead from a previous reseal
- Black mould in the silicone that won’t clean off
Do you need bathroom resealing in Penninghame?
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.
Keep an eye out for these signs:
- Smears of silicone across the tiles
- Two layers of silicone, both failing
- A bead that has pulled away from the tiles
- Leaking joints on a shower screen
Around Penninghame, as everywhere, bathroom resealing is only as good as the preparation behind it.

Bathroom resealing for homes and businesses in Penninghame
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Penninghame. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal, on sinks & splashbacks, basins & vanity units and baths.
For a place like Penninghame, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Look for lifting corners and small gaps now and then
- Never pick at the silicone with a blade
- Use gentle cleaners on the silicone
- Don’t leave water standing on kitchen joints
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Your questions about bathroom resealing in Penninghame
Is there a guarantee on bathroom resealing in Penninghame?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Penninghame for bathroom resealing?
Yes. We work across all of Scotland, and Penninghame is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What do you need from me for a quote?
Tell us what needs doing and where. We will ask anything else we need to know.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
What we do, step by step
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Before we arrive
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
How to get a quote
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Bathrooms and kitchens in Penninghame
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as All Saints Episcopal Church, walls and floors in older homes can move, and sealant and grout show it first.

Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we will tell you. In an older home around Penninghame, damp from a failed joint can get into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

When it is not the sealant
In fairness, some problems need a different trade:
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
