Bathroom resealing in Palnure

About our bathroom resealing in Palnure

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Typical jobs include a bead that has pulled away from the tiles and a joint torn by a bath that flexes, on basins & vanity units, wet rooms and sinks & splashbacks.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Aftercare tips

After the cure time, these simple habits help:

  • Stick to a soft cloth and a mild cleaner
  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you
  • Dry worktop joints after washing up

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Bathroom resealing in Palnure: local notes

Palnure is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Whether the job is in Palnure itself or nearby, the right material for each joint matters as much as a neat finish.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Palnure: your questions answered

Is Palnure within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is bathroom resealing in Palnure guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Palnure.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Signs you need bathroom resealing in Palnure

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Keep an eye out for these signs:

  • Black mould in the silicone that will not clean off
  • A bead that has pulled away from the tiles
  • Splits where the tray meets the wall
  • Two layers of silicone, both failing

In and around Palnure, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What we do, step by step

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work generally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Palnure depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
