Bathroom resealing in Mochrum

Bathroom resealing in Mochrum

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and people most often call us about failed sealant on the screen profile and shrunken sealant along the back of a worktop.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Your job is guaranteed for a year, as with all our work.

Why act early in Mochrum

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. In a place like Mochrum, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we do, step by step

We keep the work tidy and contained to the joints we are treating. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Mochrum may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • The type of property
  • If someone has resealed it before

We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

What we’re called out for in Mochrum

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

It’s worth asking for a quote if you see:

  • A joint torn by a bath that flexes
  • Black spots spreading through the bead
  • Water getting behind the bath panel
  • Lumpy, uneven sealant from a DIY attempt

If you live in an older home near Kirk of Mochrum, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Comparing quotes

  • How much experience the applicator has
  • The length of the guarantee
  • When the joint can take water or movement

Is bathroom resealing in Mochrum guaranteed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you have insurance?

Yes. Full insurance covers our work.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

How long before the new sealant can get wet?

Usually after around 24 hours. You will get the exact cure time before we leave.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Bathroom resealing in Mochrum: local notes

Mochrum is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Mochrum, as everywhere, bathroom resealing is only as good as the preparation behind it.
