Fire rated sealant in Mochrum

Fire rated sealant in Mochrum, done properly

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. If you are dealing with old fire sealant that has split or come away and gaps where walls meet ceilings or slabs, we can put it right, on service penetrations, door frames and flats & HMOs alike.

In a smaller place like Mochrum, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Allow for resealing whenever new services are run
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Keep the record of products and locations with your fire safety documents
  • Look in service cupboards and ceiling voids from time to time

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Workplaces and buildings in Mochrum

For seaside hotels, guest houses and holiday lets around Mochrum, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

For buildings such as Kirk of Mochrum, older buildings that have had new heating or wiring often have service gaps worth checking.

Signs you need fire rated sealant in Mochrum

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

These are the problems we are asked about most:

  • Unsealed gaps where pipes and cables go through a wall
  • Gaps where walls meet ceilings or slabs
  • Gaps left after a refit or conversion
  • Seals cut through by electricians, plumbers or data installers

In and around Mochrum, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Questions to ask before you book

Why it’s worth doing now in Mochrum

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job and needn’t wait for anything else. In a place like Mochrum, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Mochrum questions

Do you cover Mochrum for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Mochrum is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one option among several. The specification and the tested detail decide which is used.

Do you provide details of the products used?

Yes. We record the locations we’ve sealed and the products used to keep with your fire safety documents.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

How we quote for fire rated sealant

Your quote is based on your job. We look at:

  • The product the joint needs
  • The size of the job
  • How many rooms, windows or areas are involved
  • When we can work, for business premises

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

To help us quote quickly, let us know:

  • How we’d reach the joints
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • Whether it has been sealed before

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.

Surface by surface

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing so the sealant bonds.

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist and we will mention anything we notice.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. Around Mochrum, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
