Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
About our fire rated sealant in Elrig
Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on service penetrations, door frames and linear gaps, and the jobs we see most are linear gaps at the head of walls and joints picked up in a fire-stopping survey.
In a smaller place like Elrig, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Surface by surface
Masonry and concrete
Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
Elrig questions
Do you cover Elrig for fire rated sealant?
Yes. Our work covers the whole of Scotland, and Elrig is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Can you tell me how many minutes the seal will last?
Ratings and certificates aren’t something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
Can you fill the gap behind a fire door frame?
Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.
What’s the difference between intumescent and fire-rated sealant?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one of the options. We use whichever the specification and tested details call for.
Where do you work from?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can you work in occupied buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Fire doors that need new seals, closers or hardware
- Walls or floors that weren’t built to resist fire
- Openings too large for sealant, which need batts, boards or another system
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Leave it or put it right?
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up means you can show the action was taken. In an older home around Elrig, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a place like Elrig, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start with the survey or action list, checking the size and surfaces of every gap.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Finally, we list where we worked and what we used, for your records.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- Mention any leaks or damp you’ve noticed

What affects the cost of fire rated sealant
The quote reflects the job in front of us. We look at:
- The number of rooms or windows
- How easy the joints are to reach
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- The problem you’ve noticed
- The address or postcode of the job
- Roughly how big the job is
- If someone has resealed it before

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
