Why act early in Elrig
Resealing frames is a short job: it takes a morning for a couple of windows and a door. Wait for damp to appear and there may be plaster and decorating to sort out too. In a place like Elrig, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Elrig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Before we arrive
- Clear the area around the work
- Mention any tricky access
- Mention any sign-in or site rules at work premises

Frames and glazing around Elrig
Elrig is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Elrig, as everywhere, window mastic is only as good as the preparation behind it. For jobs in and around Elrig, choosing the right material for each joint is as important as a tidy finish.

How we quote for window mastic
Call for a quick quote. The main things that affect it are:
- How many areas need sealing
- The type of sealant required
- Whether old sealant or filler has to be cut out
- Whether the work is at height
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What we need to know
To make quoting easier, let us know:
- Photos by email, if that’s easy
- The type of property
- If someone has resealed it before
- Where the job is, and your postcode

Elrig: your questions answered
Can you do window mastic in Elrig?
Yes. We work across all of Scotland, and Elrig is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Elrig?
Yes. Elrig is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Does the work come with a guarantee?
Yes. Our one-year guarantee covers every job, inside or out.
Surface by surface
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.
Composite doors
A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Check the mastic once a year
- Keep jet washers away from the mastic
- Keep paint and stain on wooden frames in good order
- Paint up to the joint, not over it
Most silicone sealants will not take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
