Floor joint sealing for homes and businesses in Elrig
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. We work on concrete floor joints, wet room & bathroom floors and commercial floors, and the jobs we see most are gaps at thresholds between rooms and floor edges that trap water and grime.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Big or small, it’s backed by our one-year guarantee in Elrig and across Dumfries and Galloway.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Sweep along the edges of the floor
- Walk round the room once a year and look at the edges
- Keep floor cleaning water to a minimum at the edges
- Don’t slide heavy items over sealed joints
Follow the cure time before walking on or cleaning the joint. Light foot traffic is generally fine sooner than wet cleaning or wheels so we will give you each time.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.
Leave it or put it right?
Putting new grout into a crack that keeps reappearing doesn’t last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. In an older home around Elrig, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

What the job involves on each surface
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint. We fit backing where needed.
Thresholds
Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible.
When it is not the sealant
Sealant is not the answer to every problem, and we will tell you before any work starts. It won’t solve:
- Cracked or broken concrete slabs
- Movement too big for a sealant joint
- Failed waterproofing under a wet room floor
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Your questions about floor joint sealing in Elrig
Is Elrig in your area for floor joint sealing?
Yes. We work across all of Scotland, and Elrig is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Is floor joint sealing in Elrig guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can you reseal concrete floor joints in an industrial unit?
Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.
Can grout be replaced with sealant on a tiled floor?
In many cases, yes. We replace the grout along a suitable line with flexible sealant. If tiles are loose, that needs fixing first.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone so water cannot get into the gap.
How long does the job take?
Most jobs take a few hours, depending on the length of joint. Your quote will say how long we expect yours to take.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Signs you need floor joint sealing in Elrig
Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away until the joint widens.
Any of these means the joints need attention:
- Gaps at thresholds between rooms
- Open joints around bathroom floor edges
- Dirt and water collecting in open floor joints
- Skirting caulk that keeps splitting
Whether the job is in Elrig itself or nearby, the right material for each joint matters as much as a neat finish.

Joints and finishes in Elrig homes
Across Dumfries and Galloway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Around Elrig, as everywhere, floor joint sealing is only as good as the preparation behind it.

What we do, step by step
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. Around Elrig, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Before we arrive
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky
- Clear the area around the work
