Sand mastic for Mochrum homes and businesses

Why act early in Mochrum

If you are redecorating, renew the mastic first. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. In a place like Mochrum, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Sand mastic in Mochrum

Burnt sand mastic is a traditional material that sits naturally against stone and brick. It’s a good fit for period properties where a modern sealant bead would stand out. Common call-outs are for old sand mastic that has cracked, crumbled or fallen out and mastic round period door frames that has failed, across stone surrounds, period & listed homes and tenement windows.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Your job is guaranteed for a year, as with all our work.

Mochrum: your questions answered

Will you come out to Mochrum?

Yes, Mochrum is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is sand mastic in a coastal place like Mochrum any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do.

Which is right for my windows, sand mastic or modern sealant?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

When will the new mastic be hard?

It forms a skin fairly soon and it hardens fully over a longer time. The weather and joint depth both affect it.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

What guarantee comes with the work?

Our 12-month guarantee applies to all our work.

What affects the cost of sand mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • The product the joint needs

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Inspect the joints round the windows every year or so
  • Avoid patching sand mastic with silicone
  • Ask a joiner to look at soft timber first
  • Leave the new mastic unpainted

Leave the new mastic unpainted, which is the traditional advice. If you are redecorating, ask us first.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

When it isn’t the sealant

In fairness, there are a few things sealant won’t fix:

  • Whether work needs listed building consent
  • Broken panes
  • Crumbling stone or brickwork round the window

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Windows and doors in Mochrum

Mochrum is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Kirk of Mochrum, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. In and around Mochrum, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What the job involves on each surface

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

Stone surrounds

We take care not to mark the stone while raking out the old mastic.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. Around Mochrum, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
