About our sand mastic in Monreith

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We work on sash and case windows, tenement windows and stone surrounds, and common reasons people get in touch are gaps round a timber door in stone or brick and modern sealant on a period surround.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How we quote for sand mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The amount of work
  • Any working-time requirements on site
  • Whether the work is at height
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Helping us quote

To help us quote quickly, please include:

  • A few pictures by email, if you can
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • The rough size of the job

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.

What sand mastic looks like in Monreith

Monreith is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Monreith is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

In and around Monreith, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Sash cords, weights and draught-proofing of the sashes
  • Putty and glazing repairs
  • Timber that has rotted

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Your questions about sand mastic in Monreith

Do you cover Monreith for sand mastic?

Yes. We work across all of Scotland, and Monreith is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Does living near the coast affect sand mastic in Monreith?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you match the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before any work starts.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Are you fully insured?

Yes. Full insurance covers our work.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours per window, depending on the condition of the joints. We’ll give you a better idea when we quote.

Different surfaces, different methods

Timber door frames

Door frames get knocked and soaked and the mastic can crack early. It’s renewed by hand.

Tenement and terrace windows

Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Leave it or put it right?

Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In an older home around Monreith, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Monreith depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions

Common reasons people contact us include:

  • Gaps round a timber door in stone or brick
  • Modern sealant on a period surround
  • Gaps between timber frames and stone or brick

Whether the job is in Monreith itself or nearby, the right material for each joint matters as much as a neat finish.
