External mastic for Monreith homes and businesses

External mastic in Monreith

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include joints where the bead has come unstuck and joints with sealant missing in places, on joints between brick and frames, brickwork movement joints and copings & trims.

In and around a place like Monreith, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Our work is backed for twelve months.

When to call us in Monreith

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

Signs it’s time to call us include:

  • Damp patches traced to an open external joint
  • Sealant that has lost its bond to the brick or render
  • Hard, crazed mastic that has stopped moving
  • Movement joints filled with mortar instead of sealant

Around Monreith, as everywhere, external mastic is only as good as the preparation behind it.

10 questions to ask before you book

Surface by surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Walls and rooflines in Monreith

Monreith is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Whether the job is in Monreith itself or nearby, the right material for each joint matters as much as a neat finish.

The process

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Monreith may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area

Aftercare tips

Aftercare is simple:

  • Keep movement joints as flexible joints, not mortar
  • Do not let climbing plants root in the sealant
  • Check the sealant is paintable before painting near it
  • Fix overflowing gutters above sealed joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Around Monreith, water from a failed joint in an older stone home can soak into timber and plaster.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

FAQs for Monreith

Is Monreith within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Monreith affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How long does external mastic take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the building. We will tell you when we quote.

Quotes for external mastic in Monreith

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The type of sealant required
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • If someone has resealed it before

For external mastic in Monreith, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before we start.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Failed render or damaged cladding panels
  • Damp that is not coming from the joint
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
