About external mastic in Dumfries and Galloway
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. We work on copings & trims, render & cladding joints and façade panels, and the jobs we see most are old sealant gone brittle and cracked and failed sealant between panels on a façade.
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

External mastic across Dumfries and Galloway: local notes
From Dumfries, Stranraer and Annan to its smaller places, buildings across Dumfries and Galloway have walls, gutters and rooflines of every age. Each needs a sealant that can move, laid at the right depth.
Our work covers the whole of Scotland, Dumfries and Galloway included. Journeys are planned ahead, and outside jobs are booked around the forecast. In the coastal parts of Dumfries and Galloway, the sea-facing side of a building takes the most weather, and that is where sealant usually gives up first. The right product and careful preparation help it last.
Dumfries: For site and facilities teams at buildings such as Dumfries Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Dumfries station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Cladding and façade panels
If the façade has a specified sealant, that’s what we use or an approved alternative. Tell us what the building has when you get in touch.
Why act early?
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first.
Questions to ask before you book
- How the joint is cleaned and prepared
- Who turns up on the day
- Whether they seal over old material or remove it
- Whether VAT is included
What we are called out for in Dumfries and Galloway
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
Look out for any of the following:
- Leaking joints around cladding and façade panels
- Joints pointed up with cement by mistake
- Cracked joints where brick meets render or frames
- Sealant pulling away from one side of the joint
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Leave the joints unpainted unless we’ve said otherwise
- Deal with leaking gutters that soak the joints below
- Point out the joints to other trades
- Clear growth from the base of walls and joints
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
Dumfries and Galloway: your questions answered
Is it messy?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
What colours does the sealant come in?
The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
When will the joints need doing again?
That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year and reseal when it splits.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you reach joints on upper floors?
That depends on the building and the joints. Where joints can be reached safely, we will do them. Give us some details and we will confirm the access.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
