Mastic and sealant across DG13

Our bathroom resealing service in DG13

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include failed sealant on the screen profile and damp behind the bath or under the tray, across baths, kitchen worktops & upstands and wet rooms.

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work before giving you a price.

Around Langholm

In Langholm, that means homes and buildings near Erskine Church and Langholm Academy, among other places. Nearby you will also find Clan Armstrong Trust Museum And Centre (0.7 miles north-west) and Thomas Hope Hospital (less than half a mile south-east). For a walk, there’s Bloch Hill.

Bathrooms and kitchens across DG13

DG13 has homes of every age, old and new, with plenty of rented property in places like Langholm and Eskdalemuir. Sound sealant and clean grout keep water out and rooms looking cared for.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including DG13.

Langholm: Homes close to Erskine Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Langholm Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it.

What your quote should include

  • Whether the sealant suits the joint
  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop
  • Check the joints every few months for splits or lifting
  • Run the extractor fan during and after every shower

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Quotes for bathroom resealing in DG13

We do not publish a price list, because jobs vary so much. The quote depends on:

  • How many areas need sealing
  • Working hours on commercial sites
  • Access and height
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • How we’d reach the joints
  • Whether it’s a home or a business
  • Where the job is, and your postcode

We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Questions from DG13

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

How do I get a quote for bathroom resealing in DG13?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
