Bathroom resealing for homes and businesses in Langholm

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Langholm. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you’re dealing with black mould in the silicone that won’t clean off and gaps where the bath or tray has moved, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Never pick at the silicone with a blade
  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Bathroom resealing around Langholm

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. There are hotels and other places to stay in and around Langholm. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as Erskine Church, walls and floors in older homes can move, and sealant and grout show it first.

What sealant work can’t fix

Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Outdoor work around Langholm depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What we are called out for in Langholm

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Look out for any of the following:

  • A joint torn by a bath that flexes
  • Mouldy sealant that has gone black
  • Water getting behind the bath panel
  • Water escaping at the shower enclosure

For site and facilities teams at buildings such as Langholm Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why act early in Langholm

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Around Langholm, water from a failed joint in an older stone home can soak into timber and plaster.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before work begins.

Why book with us

  • We’re fully insured
  • A 12-month guarantee on all work
  • We never seal over old sealant
  • Anti-fungal silicone where joints get wet

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Surface by surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
