When to call us in Eastriggs

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Mouldy sealant that has gone black
  • Leaks into the floor or ceiling below
  • A joint torn by a bath that flexes
  • Smears of silicone across the tiles

For landlords with property near Annan station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Bathroom resealing in Eastriggs: local notes

Eastriggs is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as St John's Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Eastriggs: your questions answered

Will you come out to Eastriggs?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Eastriggs in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Eastriggs is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Are you insured?

Yes. We’re fully insured for every job we do.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in Eastriggs

  • Kitchen worktops & upstands

What affects the quote in Eastriggs

Your quote is based on your job. We look at:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • The type of sealant required

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved

For bathroom resealing in Eastriggs, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before work begins.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Don’t leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.
