Bathroom resealing across DG12: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across DG12. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, baths and sinks & splashbacks, and the jobs we see most are shrunken sealant along the back of a worktop and a joint torn by a bath that flexes.
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and give you a clear quote before any work starts.
What you get with us
- Any old sealant cut out fully, not covered over
- Anti-fungal silicone where joints get wet
- Approved under the ARBOMaster scheme
- Quality sealants from Arbo and Everbuild

Near you in Annan
Around Annan, our work takes us to homes and buildings near Old Parish Church, Annan Academy and The Commercial Inn, among other places. The closest station to Annan is Annan station, roughly 0.5 miles south-west. Other landmarks nearby include Annan Hospital (less than half a mile east) and Annan Castle (less than half a mile west). The countryside around Annan includes Campfield Marsh RSPB reserve.
Where we work in DG12
Across DG12, from Annan, Eastriggs and Brydekirk outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. DG12 is part of the area we cover across Scotland. Parts of DG12 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
Annan: Homes close to Old Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Annan station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Work for landlords, hotels and businesses
For anyone letting property in or around DG12, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Keep scourers and sharp tools away from the bead
- Wipe the sealant dry after showering
- Clean with a mild bathroom cleaner and a soft cloth
- Look for lifting corners and small gaps now and then
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
How the job changes by surface
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Failed grout lines across the wall
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
Common problems we fix in DG12
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
Keep an eye out for these signs:
- Lumpy, uneven sealant from a DIY attempt
- Splits where the tray meets the wall
- A reseal done over the top of the old bead
- Damp behind the bath or under the tray
Questions from DG12
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you work for landlords and businesses?
Yes, often. Several properties can be quoted together.
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee, and we are fully insured.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
