How bathroom resealing works in DG11
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal, on kitchen worktops & upstands, sinks & splashbacks and wet rooms.
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you’ll pay
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Bathrooms and kitchens across DG11
Homes across DG11 range from older properties to new builds, with plenty of rented property in places like Lockerbie, Lochmaben and Ecclefechan. Sound sealant and clean grout keep water out and rooms looking cared for.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. DG11 is part of the area we cover across Scotland.
Lockerbie: For an older house near a landmark such as Holy Trinity R.C. Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Lockerbie station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Landlord and commercial work in DG11
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.
Why it fails
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Common reasons people contact us include:
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
Surface by surface
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
How to look after the new joints
Aftercare is simple:
- Wipe the sealant dry after showering
- Wait for the cure time we give you
- Keep an eye on the corners, where splits start
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Quotes for bathroom resealing in DG11
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- Working hours on commercial sites
- How many rooms, windows or areas are involved
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
What we need to know
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we’ll take it from there.
Questions from DG11
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
