External mastic in Lockerbie

External mastic in Lockerbie, done properly

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. If you are dealing with joints with sealant missing in places and old sealant gone brittle and cracked, we can put it right.

External sealant needs dry surfaces, so outdoor work around Lockerbie is planned around the weather. Tell us how to reach each wall, gutter and roofline.

You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Honest limits

A few problems are outside what sealant work can do:

  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering
  • Damp that isn’t coming from the joint

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints

What the job involves on each surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.

Walls and rooflines in Lockerbie

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as Holy Trinity R.C. Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Managing a site like Lockerbie Academy? Then its movement joints, gutters and trims need looking after like any other building’s.

When to call us in Lockerbie

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

Most people get in touch after spotting one of these:

  • Old sealant gone brittle and cracked
  • Cracked joints where brick meets render or frames
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant

If you let a flat or house near Lockerbie station, split movement joints are easy to miss on a rental until damp shows inside.

Our hiring checklist

Your questions about external mastic in Lockerbie

Will you come out to Lockerbie?

Yes. Lockerbie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Lockerbie in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Lockerbie is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Why is there a gap in my brick wall?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How often do external joints need resealing?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin from the range available.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

For anyone letting property in or around Lockerbie, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. Outside jobs in Lockerbie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
