External mastic in Hightae

About our external mastic in Hightae

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We work on brickwork movement joints, copings & trims and façade panels, and the jobs we see most are cracked joints where brick meets render or frames and moss and dirt in joints with no sealant left.

Outside joints can only be sealed when they’re dry, so work in Hightae depends on the weather. Let us know about access to every wall and roofline.

Whatever the size of the job, it’s backed by our one-year guarantee.

Aftercare tips

Looking after new joints is easy:

  • Have failed joints looked at early
  • Deal with leaking gutters that soak the joints below
  • Leave the joints unpainted unless we have said otherwise
  • Do not let climbing plants root in the sealant

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years.

What happens on the day

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. For a place like Hightae, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work

What we’re called out for in Hightae

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

These are the problems we are asked about most:

  • Movement joints with cracked, split or missing sealant
  • Sealant that has lost its bond to the brick or render
  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints

Rented homes near Lockerbie station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Our hiring checklist

Surface by surface

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap so the sealant isn’t too deep.

Walls and rooflines in Hightae

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Homes close to Hightae Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

What we can’t put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints

Why deal with it now?

Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around Hightae, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Why book with us

  • Neat joints and a tidy finish
  • Any old sealant cut out fully, not covered over
  • Sealant colour chosen to suit
  • Full insurance on every job

Your questions about external mastic in Hightae

Can you help a landlord with a rental near Lockerbie station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Hightae?

Yes. Hightae is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

What colours does the sealant come in?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
