Collin questions
Do you work for landlords with property near Dumfries station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Collin?
Yes. Collin is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
When will the joints need doing again?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
External mastic in Collin
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. If you have panel joints letting water in and rigid filler in a joint that should flex, we can put it right.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Collin buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Letting a property close to Dumfries station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to look after the new joints
So the new joints stay in good condition:
- Have failed joints looked at early
- Check the sealant is paintable before painting near it
- Keep movement joints as flexible joints, not mortar
- Keep high-pressure jets off the joints
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
Why act early in Collin
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What else we do in Collin
Different surfaces, different methods
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.
What happens on the day
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Outdoor work around Collin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- Tell us about any previous sealing or DIY attempts

When to call us in Collin
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
Look out for these signs:
- Cracked joints where brick meets render or frames
- Leaking joints around cladding and façade panels
- Weathered mastic that no longer stretches
- Rain getting behind render or cladding at a joint
Around Collin, as everywhere, external mastic is only as good as the preparation behind it.
What your quote should include
- How much experience the applicator has
- When the joint can take water or movement
- What product goes in the joint
- How the colour is chosen
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Movement that is more than a sealant joint can take
- Rising or penetrating damp from elsewhere in the wall
- Cracking across the wall rather than at a joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
