We work on welfare facilities, rental portfolios and student & care accommodation, and the jobs we see most are sealant failing again soon after quick repairs and rental bathrooms that need resealing between tenants.

Letting a property close to Dumfries station? Then sealant work can be quoted for a single flat or a whole portfolio. Around Collin, as everywhere, commercial sealant is only as good as the preparation behind it.

The process

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job normally takes a morning for a small washroom, and a planned programme for bigger sites, and we explain the cure time before we leave. Outside jobs in Collin need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Every area is sheeted and the old silicone stripped out.
  3. The joints are degreased, treated and left to dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. We check every room and give its cure time for housekeeping.

Advice

Leave it or put it right?

Sealing over the old bead can seem the fastest option, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why choose Mr Mastic in Collin

  • Old sealant always removed completely
  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas

Read what affects the cost or what customers say.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Book larger programmes for quieter times of year
  • Pass on the cure time to whoever cleans the rooms
  • Act on lifting sealant before it leaks
  • Keep extractor fans working and serviced

Strong chemicals and scourers wear silicone out faster. A mild cleaner and a soft cloth is enough for the joints, with stronger products kept off the bead.

A room that cannot be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Your questions about commercial sealant in Collin

Can you do commercial sealant in Collin?

Yes. Our work covers the whole of Scotland, and Collin is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can you help a landlord with a rental near Dumfries station?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you work outside opening hours?

Early starts and out-of-hours work can be arranged. Let us know your hours when you get in touch.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Does commercial work come with a guarantee?

Yes, with our one-year guarantee. Mild cleaning and good ventilation help it last.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

How much does commercial sealant cost in Collin?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on the number of rooms. Larger jobs naturally take longer, and we’ll say how long yours will take.

What affects the cost of commercial sealant

There’s no set price list. What we look at:

  • The number and length of the joints
  • The number of rooms or windows
  • The type of sealant required
  • Working hours on commercial sites

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Asking for a quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Whether it has been sealed before

Want a quote for commercial sealant? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Poor ventilation that keeps bringing mould back
  • Water coming from plumbing rather than sealant
  • Certifying fire stopping or building compliance

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Retail & leisure sites
  • Hotel bathrooms
  • Student & care accommodation
  • Welfare facilities
  • Rental portfolios
  • Office washrooms & kitchens

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
