Window & door mastic in Collin, Dumfries and Galloway
Mastic around window and door frames, sills and patio doors for homeowners, landlords and businesses in Collin. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Water coming in at the bottom corners of a door
- Mastic that’s falling out in pieces
- Gaps left after new windows were fitted
Surface by surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Window mastic in Collin
Whether it’s one leaking patio door or every frame on the house, you’ll get a clear quote before we start. Just send an email to info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you are dealing with old mastic that has gone black or come away and whistling draughts around closed windows, we can put it right, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Every job is covered by our 12-month guarantee.

Honest limits
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Condensation trapped between the panes
- Rotten timber, which needs a joiner first
- Draughts through the window seals rather than the frame
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What affects the quote in Collin
You’ll get a clear quote before work begins. It takes into account:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- The number and length of the joints
- The old material and how stubborn it is
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
Helping us quote
When you contact us, these details help:
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- A few photos by email, if you can
- Whether it’s a home or a business
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Your questions about window mastic in Collin
I let a flat near Dumfries station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Collin within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
How long does it take to reseal the windows on a house?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Is the work guaranteed?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

How it works
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Move anything stored near the joints
- Mention any parking rules near the property
- Mention any sign-in or site rules at work premises

Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Aftercare tips
A little care helps the new joints last. We recommend:
- Keep solvents and bleach off the sealant
- Make sure the drainage slots aren’t blocked
- Air rooms to keep condensation down around windows
- Use gentle cleaners on frames and sealant
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
Windows and doors in Collin
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Collin, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Common problems we fix in Collin
Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.
Most people get in touch after spotting something like this:
- Damp patches on the reveal after heavy rain
- Black, perished sealant on frames
- A bead that doesn’t match the frame
- Whistling draughts around closed windows
Rented homes near Dumfries station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- Is VAT in the price?
- Whether the sealant suits the joint
- How the joint is cleaned and prepared
- Whether you can choose the colour
