Window mastic in Racks

Why deal with it now?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

How we handle window mastic in Racks

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. Common call-outs are for rain getting in at the frame or under the sill and white mastic on grey or black frames, across patio & French doors, composite doors and window sills.

In and around a place like Racks, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Big or small, you get the same one-year guarantee.

Landlords, agents and businesses in Racks

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Signs you need window mastic in Racks

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

These are the problems we are asked about most:

  • Cracked internal joints between frame and plaster
  • Draughts coming in around windows and doors
  • Black, perished sealant on frames
  • Cracked sealant at the sill ends

Around Racks, as everywhere, window mastic is only as good as the preparation behind it.

How to choose a mastic man

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning for a couple of windows and a door and we leave things clean and tidy. Outdoor work around Racks depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint
  • Soft or decayed wood in the frame

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Aluminium frames
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors
  • Window sills
  • Composite doors

Surface by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

Windows and doors in Racks

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
